The parcel we have for sale is parcel number 301-21-005C in Pima County. This lot was subdivided from a larger parcel and assigned the
zoning code RH, for Rural Homestead. While new RH parcels have a development size limit of 4 acres, the date of subdivision of our lot
makes it an exception to the current restrictions, by a sort of "grandfather clause."
We have documented this carefully and provide links to the appropriate county website for your convenience. Refer to section 18.13.060, entitled "exceptions" in the complete RH zone code (click here.) Which reads, "A. Nonconforming parcels: 1. Parcels of less than one hundred eighty thousand square feet, recorded prior to the adoption of this chapter (November 5, 1985) which conformed to Pima County minimum lot size requirements at the date of recording, shall be treated as if they contained an area of one hundred eighty thousand square feet."
